Roger Federer Foundation goes into Africa to help children

Mr Federer established the RFF in December 2003, shortly after winning his first Grand Slam tournament in Wimbledon, for the benefit of poorer children.

The Swiss tennis star also holds a South African passport which allows him to travel freely to numerous projects in Africa, especially South Africa, Zimbabwe, Mali, Ethiopia, and Tanzania; countries to which the RFF provides financial assistance.

In Switzerland, the RFF supports low-income families with talented young athletes who meet the requirements set by the official sports associations.

The Swiss Sport Aid Foundation is involved as a partner organization. In Africa, the foundation works with local aid organizations on long-term projects.

Attention is given to ensure that RFF communities also adopt a degree of responsibility.

Jesus relics at church [PHOTO/VIDEO] in Chicago, Jesus relics at church in Chicago are believed to be from the manger that held baby Jesus.

The relics include fragments said to be from the manger at Jesus birth, his mother?s veil, and a thread from St. Joseph?s cloak. They will be available for the public to see on Sunday Dec. 30, which is when the Roman Catholic Church celebrates their 155th anniversary, according to a recent report.

The relics, which were released by the Vatican in 1972, were given to the Holy Family Church from the Shrine of Our Lady of Pompeii.

On Friday, Rev. Jeremiah J. Boland, the church administrator, gave the following statement regarding the matter:

"The Vatican has its own process to determine the authenticity of things. I'm more concerned with it as an object of faith. One could argue how real the relics of Mary or Joseph are, but there were all sorts of objects over the centuries that have been venerated and are based on faith rather than on scientific explanation,"

Boland claims the Jesus relics have authenticity due to the fact they were brought from the Vatican back in the 5th century.

The fragments will be placed on display in a crystal reliquary, which is the normal vessel used to preserve relics of saints.

13 new space missions to watch in 2013

This year has been a busy one for space missions, and it looks like next year will ramp things up even more.

Though NASA has retired its space shuttles, astronauts and cosmonauts are still launching regularly on Russian rockets to the International Space Station, and will continue to do so. Plus, China is planning another manned docking mission for 2013, and many more countries, such as South Korea, India, Canada and a coalition of European nations, will launch robotic science probes next year.

Here's a look at 13 notable launches to look out for in the coming year:

1) Suborbital Test Flights: With luck, 2013 will see a host of significant test flights for the private space companies developing manned suborbital vehicles to take paying passengers on brief joyrides to the edge of space. Virgin Galactic's SpaceShipTwo has flown numerous glide tests, but it's due to make its first powered flight using its rocket engine sometime in 2013. Another company called XCOR Aerospace plans to test fly its Lynx suborbital vehicle next year. Both firms aim to carry their first passengers in 2014.

2) South Korea's Third Launch: South Korea will try for a third time to loft its Korea Space Launch Vehicle (KSLV) 1 booster successfully to orbit. Previous launch attempts in August 2009 and June 2010, which lifted off from a site in southern South Korea, both failed. But the third time might be a charm for South Korea, which will attempt to blast off a test satellite called the Science and Technology Satellite 2C (STSAT 2C). Launch is expected sometime in January 2013.

3) Indian/French SARAL/AltiKa: This satellite, a collaboration between India and France, is intended to study the surface height of Earth's seas from space. Called ocean altimetry, the research has many applications for environmental science and oceanography. The spacecraft is due to be launched Jan. 28 by an Indian Polar Satellite Launch Vehicle (PSLV), which will also carry NEOSSat, an instrument designed to search for near-Earth asteroids that could pose a risk to our planet, and a Canadian space surveillance satellite called Sapphire. The mission will lift off from the Satish Dhawan Space Center in India.

4) First Cygnus Flights: The private space company Orbital Sciences Corp. is one of two firms with a NASA contract to deliver cargo to the International Space Station on unmanned spacecraft (the other is SpaceX). In February, Orbital Sciences plans to launch its Antares rocket on its first test flight, which will carry a model of its robotic Cygnus spacecraft. The launch will blast off from the company's complex on Wallops Island in Virginia.

If the Antares test flight goes well, the first functional Cygnus spacecraft is scheduled to fly on its initial test flight to the International Space Station April 5.

5) SpaceX Dragon Flights: Space Exploration Technologies Corp. (SpaceX), the other commercial spchinaace company hired by NASA to carry supplies to the space station, launched its Dragon cargo ship?maiden test flight to the orbital laboratory last May. That successful flight was followed by SpaceX's first cargo delivery mission to the station in October.

The company, founded by billionaire Elon Musk, will continue to fly cargo delivery missions to the space station next year, with launches scheduled for March 1 and Sept. 30 out of the Cape Canaveral Air Force Station in Florida. These flights are vital for keeping the space station fully stocked, and also help pave the way for the manned missions SpaceX hopes to launch aboard Dragon in coming years.

6) Space Station Crew Launches: Three launches of crewmembers to the International Space Station are planned for 2013, with liftoffs from the Baikonur Cosmodrome in Kazakhstan scheduled for March 28, May 28, and Sept. 25. Each launch will carry three spaceflyers from the space station partner agencies ? the United States, Russia, Canada, Japan, and Europe ? aboard Russian Soyuz spacecraft. Crewmembers typically stay for five or six months each, and a rotating crew of three to six people is always onboard the orbiting laboratory.

7) Canada's Cassiope: The Canadian Space Agency's Cassiope (short for Cascade Smallsat and Ionospheric Polar Explorer) spacecraft is due to launch aboard a SpaceX Falcon 9 rocket from California's Vandenberg Air Force Basesometime in April. The satellite will carry a suite of science instruments to study how solar storms interact with charged particles inEarth's ionosphere. The vehicle will also test out new communications technology. The flight is significant not just for Canada, but for SpaceX, which has never before launched from Vandenberg. Additionally, the launch will mark the first time a Falcon 9 will use the company's new in-house made Merlin 1D engines.

8) Space Station Cargo Launches: The next year will likely see numerous launches of cargo to the International Space Station aboard a suite of vehicles from Japan, Europe and Russia, in addition to the private cargo launches from SpaceX and Orbital Sciences. Russian Progress launches are scheduled for Feb. 12, April 24, and July 24, while Japan's HTV freighter will lift off July 15, and the European Space Agency's ATV is scheduled for a liftoff April 18. Each of these tried-and-true robotic spacecraft will deliver food, hardware and science experiments for the crew of the orbital outpost. [Photos: Space Station's Robotic Cargo Ship Fleet]

9) ESA's Space Swarm: The Swarm spacecraft, built by the European Space Agency, is due to launch into a polar orbit in April on a Eurockot Rockot rocket from Russia. The satellite will carry three instruments to study how Earth's geomagnetic field changes over time. The mission aims to offer insight into Earth's climate and interior composition.

10) NASA's Iris: NASA's Interface Region Imaging Spectrograph (Iris) satellite is a sun-studying mission to analyze the flow of energy through our star's atmosphere and heliosphere. Iris is due to launch aboardan Orbital Sciences Pegasus XL rocket, which takes off in midair after being lofted by a carrier plane from Vandenberg Air Force Base. The flight is scheduled for April 28 or 29.

11) China's Shenzhou 10: Scheduled for June, China's Shenzhou 10 mission will be the fifth manned spaceflight for China. The mission will take launch three Chinese astronauts, including a female spaceflyer, to dock with the nation's Tiangong 1 module in orbit. The flight is a follow-up to the historic Shenzhou 9 mission of June 2012, which marked the country's first manned space docking. The next launch will bring China a step closer to establishing a manned space station and potentially landing people on the moon. Shenzhou 10, like Shenzhou 9 before it, will lift off from China's Jiuquan Satellite Launch Center on a Long March 2F rocket. [Photos of China's Shenzhou 9 Mission]

12) NASA's Ladee: The Lunar Atmosphere and Dust Experiment (Ladee) from NASA is a moon orbiter intended to study the moon's transient atmosphere and the ubiquitous particles of dust blanketing its surface that are often seen levitating due to electrostatic forces. Ladee is due to launch aboard a U.S. Air Force Minotaur 5 rocket from Wallops Island on Aug. 12.

13) NASA's Mars Maven: NASA's next Mars orbiter is due to launch sometime in a 20-day window between Nov. 18 and Dec. 7 to enable it to enter orbit around the Red Planet in September 2014. The Mars Atmosphere And Volatile EvolutioN spacecraft, or Maven for short, will study how Mars loses atmospheric gases to space. The mission will launch aboard a United Launch Alliance Atlas 5 rocket from Florida's Cape Canaveral Air Force Station.

Neighbors help out in Tennessee tornado recovery

HARRISON, Tenn. (AP) - The communities of Harrison and Ooltewah are still scarred with uprooted, twisted trees and homes under construction after a March 2 tornado, but neighbors are helping each other on the path to recovery.

The EF3 tornado destroyed 82 homes and damaged 262 more. But even as bulldozers and roofers repair the damage, not everyone has been able to recover as quickly, The Chattanooga Times Free Press reports (http://bit.ly/V55SE7 ).

Carl Evett lost his small uninsured home in the tornado, and while many insured homeowners have been able to rebuild, he's been struggling.

So during this holiday season, his neighbors partnered with volunteers from the Bayside Baptist Church to use donated materials and the money he received from the Federal Emergency Management Agency to build a new home.

Fantasy College Basketball Game of the Week: Washington at Connecticut

It has been my longstanding belief that there should be no more than one team with each mascot in college basketball. The brightest young minds in the country should have the creativity to come up with interesting and appropriate names for their schools' sports teams. I give Lipscomb credit for coming up with a new name, but minus points for the lack of grammatical knowledge (Bisons?). The SEC is particularly egregious with a set of Tigers and Wildcats. One year there should be tournament between teams of the same name to determine who gets to keep it. Wouldn't you like to see Arizona and Kentucky play for the right to remain Wildcats? What if Villanova upset both of them to keep the name? On Saturday, the two Tier 1 teams named the Huskies faced off with Washington visiting Connecticut

My overall impression of the two teams was not overly hopeful. Things will have to change to see either team in the NCAA tournament. Connecticut did open the season with a nice win over Michigan State, but has not beaten anyone of note since. They lost to New Mexico and North Carolina State. The main problem is the same as the start of the season. The Huskies East have two high usage, 6-0 guards in Shabazz Napier and Ryan Boatright. This makes for a good situation for fantasy owners as the two players will get their numbers in most games. As such, Napier had 13 points, eight rebounds, four assists, and three steals, while Boatright contributed 12 points and three assists. The two combined to shoot 8-of-21 from the field, which is slightly below their combined 45.8 percent. Napier seems to be willing to defer to Boatright and the other UConn players in the first 30 minutes, but the last 10 minutes of the game are Shabazz time.

For the first time in the last few years, Washington doesn't look like it has any NBA-level players. Coach Lorenzo Romar has had a steady stream on drafted players: Terrence Ross, Tony Wroten, Isiah Thomas, Quincy Pondexter, Spencer Hawes, Brandon Roy, Nate Robinson, and even Jon Brockman since 2005. At one point, point guard Abdul Gaddy was a high profile recruit, but he was stuck behind Thomas then Wroten with the Huskies West. He looked like a competent backup point guard at this point after tearing his ACL two year ago. Against UConn's quick guards, Gaddy was unable to penetrate the defense and the UW offense looked ugly. Offenses will tend to do that when they hit less than 30 percent of their shots. C.J. Wilcox had a rough time from the perimeter and scored a season-low five points. He is one of the most consistent scorers in the Pac 12, but just couldn't find any opening versus the Killer Bees.

I thought the Washington bigs would be able to take advantage of Connecticut's relative lack of size, but Desmond Simmons and Aziz N'Diaye combined for six points. Simmons did have 10 rebounds. Perhaps having a slight advantage isn't as the big factor (pun intended) that I have thought. As long as a team has functional and willing low post defenders - which UConn does in Tyler Olander and Enosch Wolf. Other teams, such as Illinois, seem to be doing ok without much offense from their bigs. This may be a trend to watch.

Rice wins Armed Forces Bowl, 33-14 over Air Force

FORT WORTH, Texas (AP) ? When Rice freshman quarterback Driphus Jackson was suddenly thrust into action in the Armed Forces Bowl, he drove the Owls within 2 yards of a tying touchdown before his errant pitch.

Jackson more than made up for that miscue that ended the first half.

After starter Taylor McHargue was knocked out the game because of a concussion, Jackson threw for 264 yards with two second-half touchdowns to Jordan Taylor, and Rice beat Air Force 33-14 on Saturday.

"I couldn't get down (after the fumble). The guys had all the confidence in the world in me," Jackson said. "Things slowed down for me in the second half."

Rice (7-6), which had to win four in a row just to get bowl eligible, has won both of its bowl games under sixth-year coach David Bailiff. Before their 2008 Texas Bowl victory, the Owls had lost their only four bowl games since winning the 1954 Cotton Bowl.

"This football team has overcome a lot of adversity and really played well down the stretch," Bailiff said. "We had a very motivational talk with our team just before the winning streak, and our coaching staff and players worked hard and kept improving every game."

And this is a Rice team with only seven seniors, three of them tight ends.

The Owls were 1-5 after a loss at Memphis on Oct. 6, and their only loss was 28-24 to Conference USA champion Tulsa.

"We had our ups and downs. To cap it after the start we had, it means the world," said running back Turner Petersen (nine carries for 81 yards).

Air Force (6-7) scored on consecutive drives in the second quarter with backup quarterback Kale Pearson in the game. But the Falcons had a season-low 214 total yards.

Jackson's first series ended with a bad pitch near the goal line only 2 seconds before halftime, when the Owls trailed 14-7. It was the third lost fumble by Rice in the second quarter.

"We didn't make a lot of adjustments at halftime," said Taylor, who had nine catches for 153 yards and three TDs, including a 16-yarder from McHargue in the first quarter. "The coaches just told us to execute and protect the football better than we did in the first half."

Jackson had consecutive completions of 25 and 22 yards before a 2-yard keeper and then a 22-yard TD to Taylor on Rice's opening drive of the second half.

The Owls went ahead to stay, 21-14, when Jackson hit six passes in a row to set up Charles Ross' 2-yard TD run.

"As soon as the starter went out, we knew there were adjustments we had to make," Air Force coach Troy Calhoun said. "We put an enormous amount of strain on our defense. Any time you make only 12 first downs, you're going to tax your defense."

Jackson, who started against Houston when McHargue had a shoulder problem, completed 15 of 21 passes and rushed for 32 yards.

"After having one start under my belt, I knew what to expect," Jackson said. "I had an idea of how to manage the game. They gave me the keys and told me to go."

McHargue never returned after a helmet-to-helmet collision on a 5-yard run with about 5 minutes left in the first half.

He put his head down and ran into defensive back Steffon Batts, and fumbled. McHargue was noticeably wobbly while being helped to the sideline.

The Falcons then went 35 yards in nine plays for a 14-7 lead. Mike DeWitt converted fourth-and-1 with a 2-yard run, and Wes Cobb scored on a 1-yard run.

Jackson then came in for the Owls and had keepers of 5 and 14 yards before a 23-yard pass to Taylor. After another 10-yard pass for first-and-goal from the 2 before Jackson's bad pitch.

McHargue hit 6 of 8 passes for 31 yards. He stood on the sideline after halftime wearing a warmup suit and a cap.

Since the Falcons' last game, senior quarterback Connor Dietz has graduated from the academy and been commissioned as a second lieutenant in the Air Force.

Dietz ran six times for 11 yards and completed only 1 of 3 passes.

Pearson wasn't must better, 2-of-8 passing for 44 yards with six carries for 11 yards. But he was on the field for both of Air Force's scoring drives with a 9-yard TD run

The Falcons have made a school-record six consecutive bowl appearances under Calhoun, but are 2-4 in those games (1-3 in the Armed Forces Bowl). Air Force lost four of its last five games to finish this season.

Chris Boswell made field goals of 24 and 25 yards in the fourth quarter, before Jackson hit Taylor for a 34-yard TD with 1:38 left.

Boswell, who made six field goals of at least 50 yards during the regular season, had apparently made a 52-yarder early in the second quarter before officials blew the whistle for an Air Force timeout. Boswell got another try, but pushed it wide right with about 9 minutes left in the first half.

That's when Pearson took over for Air Force, leading them 66 yards in 10 plays. He had a 15-yard pass and ended the drive with a wide sweeping run to get into the front corner of the end zone to tie the game at 7.

"We really struggled. We had a good second quarter," Calhoun said. "But there's no way you win this game playing well in one quarter."

Rs 3800 crore land scam unearthed in Noida - Real Estate India

NOIDA: Another worth Rs 3800 crore during BSP regime has been unearthed in Noida. The previous government had leased back three lakh 81 thousand sq meter land in the favour of private companies and ?favourite? individuals. The authority has removed a Nayab Tehsildar and the authority CEO has recommended suspension of a PCS officer posted as additional district magistrate (land) in Noida. The authority is likely to lodge an FIR against these officers claim officials. The inquiry began in June, soon after the regime change in the state.

The Noida authority revealed that the scam took place in 2011 a inquiry revealed that three top Noida authority officials- a PCS officer Harish Chandar, who was posted as secretary, Ajay Shrivastav (Tahsildar), and Manoj Kumar Singh (Nayab Tahsildar) had allegedly allotted 3, 81, 527 square meters of developed prime land along Expressway, in sector- 140A, 141, 142 and 143 to three private companies, and individuals violating all laid down norms.

The Noida Authority removed Manoj Kumar Singh from his post while Ajay Shrivastava had been removed earlier. While, the Noida authority chief executive officer Sanjeev Saran on Thursday has recommended the suspension of PCS officer, Harish Chander, the current additional district magistrate in Gautam Budh Nagar district.

TOI has a copy of the letter written to UP chief secretary (appointment) Rajeev Kumar and has also accused the inquiry report conducted by the Authority into the multi crore scam. ??I have recommended Harish Chander?s suspension to UP chief secretary, because as being secretary of Noida authority in 2011, he was the main officer behind illegal allotment of this vast land,?" said the CEO in his letter.

The land was allotted at marginal rates of Rs 11,000 per square metre, even though the prevailing market rates were as much as Rs 1 lakh per square meter, said officials.

The land has been allotted to three private companies and a dozen ineligible individuals under the guise of regularising Abadi land dispute among farmers in Sehadra village along the Expressway in these sectors.
Officials explained that in the case of Abadi land regularisation, the Noida authority only has the power to leaseback a land to a villager if he was in possession of the same land, and it originally belongs to the same village. ? The involved officials blatantly violated these norms, these officials leased back, and got lease deeds done to ineligible people, and also to private companies, which otherwise cannot be done through legal means,?" said Vijay Kumar Yadav, deputy chief executive officer (DCEO), Noida authority.

The involved officers had told the UP government in 2011 that they need to allot the land to the villagers in order to maintain law and order in the region. ?They had used the farmer unrest of 2011 under the BSP reign to feign that violence will break out if this is not done,? said an official.

??But instead of leasing abadi land to farmers of Shahdra village in sector 140A, 141, 142, and 143, these three officers allotted vast tracks of land to private companies, and ineligible individuals, at a rate on which authority acquire land from farmers,?" said the official.

According to the inquiry, the accused officers had also managed to fool a high level committee headed by the DM and the SSP, that exclusively takes care of such Abadi land issues, by not revealing the specific area of the land allotted in the scam.

Real estate professionals who have set their sights on building a referral-based business should look beyond their own hometown ? way beyond.

That?s according to Tina Mak, the founding president of the Vancouver chapter of the Asian Real Estate Association of America (AREAA). whose clients hail from around the world.

?Money has no sense of direction,? Mak says.

A 20-year industry veteran and an associate broker at Coldwell Banker Westburn Realty in Vancouver, Mak has also hosted her own weekly radio real estate show since 2007 in Vancouver targeted to the area?s Chinese community.

Mak will join Inman News columnist Bernice Ross in the last panel of Real Estate Connect New York City, which runs Jan. 16-18 at the Grand Hyatt New York. In a session called, ?You have a global prospect. What next?? Mak and Ross will discuss how to achieve successful transactions with international buyers.

Ross is CEO of RealEstateCoach.com and a nationally syndicated columnist, author, trainer and speaker. She?s written a number of articles for Inman News about working with global buyers, including a four-part series earlier this year.

Mak, 47, immigrated to Vancouver from Hong Kong in 1991. At first, she worked in the same profession she?d had since the early 1980s ? piano teacher. But there was one major change. While in Hong Kong, she taught students in their homes, but in Vancouver, students came to her, confining her to one place all day.

Not long after Mak arrived, a friend suggested she try real estate.

?I?m an extrovert. I like to move around,? Mak said. ?So, because of my personality, she felt I should give the business a try.?

Although she called going into real estate a ?fluke,? she discovered a true calling for the profession, she said.

?I made my first paychecks the first month, so I guess I was meant to be in the business,? Mak said.

She credits her classical music training in both Hong Kong and England with instilling her with discipline and focus.

?The sales business is easy in, easy out,? she said. ?You have to be self-motivated, and I think my musical training in the past, I think that really helps me.?

?The passion that I have for my music is now being transferred to my real estate business. If you want to be good at something you have to have passion for it.?

A gateway to Pacific Rim economies, Vancouver?s metropolitan ambiance made it a no-brainer to work with international clients. Asians, in particular, like the Vancouver market partially because of its weather ? no extreme heat or cold ? and because of its mix of nationalities, Mak said.

?And the Asians, the rich ones, many of them are not looking for business opportunities because they run their business back home. So they come here for lifestyle,? she said.

Common denominators

In working with foreign buyers, Mak said understanding their cultural background is key, which, as an immigrant herself, gave her a leg up.

?Asians have a lot of common denominators, in my opinion,? Mak said. ?It doesn?t matter if it?s Korean, Persian, Indian, Chinese, Vietnamese, Filipinos. It doesn?t matter. We?re very, very frugal. We spend our money very carefully. And even Europeans are the same.?

Understanding her clients? cultural idiosyncrasies helps her engage with them, understand how they negotiate, and strategize how to negotiate on their behalf, Mak said.

?I understand that we (Asians) are always trying to get the best deal in town. That mentality. And I love negotiations. I guess it?s in our blood that we always try to negotiate the best deals.?

Mak learned her negotiation skills working in her father?s inherited wholesale products business.

?Hong Kong is a very highly competitive city, so we have to build strong negotiation skills in order to survive,? she said.

That includes understanding how to communicate with clients. For instance, the biggest mistake agents tend to make with international clients is to talk to them about money.

?Don?t ask where the money?s coming from. And don?t ask what their business is because it?s always import and export. You don?t know what the heck they?re import and exporting,? Mak said. ?We Chinese are very discreet. We don?t want to tell you everything. So if they tell you import and export, just accept it. Don?t even go into details.?

And not all Chinese are rich, she said. ?Sometimes they?re middle class.?

Mak advises agents not to set their expectations too high when working with international buyers.

?Sometimes they just want to come and check things out. They don?t necessarily want to buy right away,? she said. ?Very often they only come for 10 days, a week to two weeks maximum. They will tell you they want to buy, but they?re not going to buy for the sake of buying if they don?t find what they need.?

Many Chinese buyers, particularly those over the age of 40, also are not keen on using technology to do business, Mak said. Unlike in Hong Kong, a former British colony, mainland Chinese of that generation are unlikely to have had English instruction and tend not to be computer-inclined even if they are well-off, she said.

?They?re not used to going on the computer to do things. With the Chinese it is more a person-to-person thing. We don?t do much through email at all. We?re always face to face and we talk and drink and eat,? Mak said.

And that suits her fine. ?I have a strong sixth sense. I can sense people very fast and accurately. Other people (say) that I can prejudge other people. I can see their character in five minutes. That?s why when I do business, I have to see the face,? she said.

Younger Chinese, on the other hand, tend to be sent abroad to be educated and are more likely to go online, Mak said. She has a bilingual website in English and Chinese that she said has brought her business, though she mainly uses it to post general information about homebuying and selling and tax issues, among other topics, for her clients.

Building relationships

Mak has accounts on Facebook, Twitter, LinkedIn and Pinterest. She sees social media as a way to build her image and she is not deterred by the fact that she has yet to do a deal through either network.

?I have connected with a lot of people around the globe through social media, and from that I?m sure it will turn into business later on,? Mak said.

Mak?s business is 100 percent referral-based, she said. Her clients tend to find her through word of mouth from past clients, other agents, people in her network, and her radio show.

She said she does between 30 and 40 deals a year and her success is due to the way she does business.

?Here, my philosophy is ?people come first, profits later.? I build relationships and I build trust. It takes longer to get results, but you gain long-term clients. I?ve got clients as old as 20 years they?ve been with me,? Mak said.

?When you gain their trust they will come to you. I understand a lot of us right now, because of the global situation, need to pay bills. But the clients can feel that you?re trying to make a deal (rather than) put their interest first,? she added.

While that approach may not seem novel to Canadians or Americans, it is for many of Mak?s clients. Dual agency ? when one agent represents both a buyer and a seller ? is common throughout Asia, Mak said, unlike in Canada, where it is an exception to the rule. In Asia, that makes for ?tailgate agents? that just want to close a deal, whether or not it?s for their clients? best interests, Mak said.

?If the client is not happy, the agent just moves on. So as a consumer, that?s how they?ve been conditioned that agents work. There?s no trust. They think the agent is just there to put the property up for sale,? Mak said.

Asian cities also tend to have huge populations where a business?s reputation is less easily tarnished, she added.

?(In) Vancouver, our population is small, so our reputation is very important. If you do something bad, if you?re not ethical, it spreads out fast, so it?s very important to be honest and do the right thing so that your reputation will take you further,? Mak said.

By ?doing the right thing,? she means telling clients the facts about market conditions instead of telling them what they want to hear.

?I tell them what they need to hear instead of telling them what they want to hear,? Mak said.

For example, clients? opinions about property locations are shaped by their experiences in their hometown, she said, and in that light, buying a home on a busy street seems like no big deal because it?s what they?ve been accustomed to and the home is likely cheaper than comparable homes. But when it comes time to sell that property, they don?t realize they might have a hard time selling it because of its location, Mak said.

She would tell her clients point-blank not to buy such a home, she said.

?If I don?t like the property, I won?t sell it, and if they want to buy the house I tell them they have to find another real estate agent to write the offer because I?m not willing to,? Mak said. Or she might write the offer, but first make herself very clear that she doesn?t think it?s the right choice for them, she said.

?If I think that is a wrong investment I don?t want my clients to come back to me and say, ?Tina told me to buy it.? It?s my reputation. My reputation is worth more than my commission,? Mak said.

?And that?s why my clients will stay very loyal to me because sometimes I tell them things they don?t think of.?

Mak?s advice to real estate agents is to be themselves ? a strategy that has worked well for her. In her career, Mak is most proud of her ability to connect with people and her negotiation skills.

?I have many nicknames: Bulldog, Bitch, Red Pepper ? that?s the Chinese way of saying spicy,? she said.

?I put myself in their shoes and I understand them. I build their trust much easier. I guess it comes through life experience.?

Long hours

She also admitted she?s a workaholic. If she had one superpower, she said would extend the day from 24 hours to 72 hours in order to have more time for work ? or to enjoy life, she?s not sure which.

?I respond to my clients any time of the day and I spoil them. Many agents, they say, ?I have my family time.? They have downtime and I don?t have (much) downtime,? she said.

It is a common misconception among agents to think that they control their own time, she said.

?If you want to be successful, you have to be an entrepreneur. No executive can go home and say, ?I don?t work.? Are you treating this as a career or are you treating this as just a job?? Mak said.

She said she?s glad she didn?t know about the long hours involved before she went into real estate, but she wished she had known at least one thing.

?I wish I knew I needed to have a Ph.D. for disappointment and thick skin,? she said.

?You get disappointment all the time, and you have to be able to handle it. And don?t take things personally. Don?t take your clients? or anybody?s negative comments personally. You get rejected all the time. It?s part of the nature of our business, but I guess it applies to life as well.?

She said she has two mentors. One is a client from Texas who holds dual U.S.-Canadian citizenship and taught her how to network.

?She said to me, ?You know you can never meet enough people,?? Mak said.

Her other mentor is one of the owners of her brokerage office, she said.

?He taught me how to invest. And I love investments. I enjoy working with homebuyers, but I very much enjoy working with investors and I am an investor myself,? she said.

In the rare moments she lets herself have some nonwork fun, Mak can be found golfing in the summertime and going to the spa in the wintertime. She is not likely to be found partying much, however.

?Everybody thinks I?m a party person. Once in a while is fine, but too many, no. I need more downtime.?

With lowest vaccination rate in Canada, Quebecers urged to get flu shot

MONTREAL?With cases of influenza spiking during the holidays, health authorities reminded Montrealers on Saturday that it isn?t too late to go get vaccinated against the flu.

Quebec is the province with the lowest level of vaccination in Canada, with only 27 per cent of Quebecers getting the shot.

With numerous handshakes and close greetings exchanged during the holidays between friends and family, the flu virus has a near-perfect way to travel. Vaccinations are still being offered at local CLSCs and people with small children, the elderly or those with chronic diseases are urged to get vaccinated.

The vaccination is free for those in at-risk groups.

After last night?s real estate investors meeting, three new folks came up and asked me the best ways to learn about real estate investing.

The two short answers are: 1) Sit down with a seller and ask, ?Why are you selling such a nice house like this??? 2) Meet regularly with other real estate investors and discuss landlording, along with creative deal structuring and financing techniques.

There?s nothing ? nothing, nothing, nothing ? that takes the place of simply meeting with a seller and finding out why they?re selling and what they need to get in order to sell.? How do you do this?? Try calling a seller whose home is advertised for sale in the newspaper, and then make an appointment to meet with her.?

The method that works best for me is to knock on the door of everyone in our area who has a For Sale sign stuck in their yard.? When the door opens, I say, ?Hi, I?m Bill.? I see your house is for sale.? I?m looking for a home in this area.? Would you mind telling me about yours??? After answering a couple of questions, eight out of ten homeowners invite me in.? It?s simple as that.

Even if you?re green and don?t know what you?re doing ? and none of us did when we started ? every so often you?ll come across a homeowner who will beg you to take their house off their hands.? When this happens, if you?re unsure of what to do next, partner with an experienced investor.

So where do you find experienced investors?? Start attending your local real estate investors association (REIA) meetings.? For example, in the Atlanta area, in addition to our North Georgia REIA meetings, there?s Atlanta REIA, Georgia REIA and North Metro REIA.? Also, Danny and Ann Williams have a south side REIA group that meets in Jonesboro, Georgia.? Most of these groups charge a modest entrance fee that comes with a money-back guarantee.

What if there isn?t a REIA around you?? Start one.? ?Start one?? Who, me?? But I don?t know anything about real estate investing!? you exclaim.? So start one anyway!? That?s what Kim and I did way back when.

In 1997, Kim and I lived in Canton, Georgia.? We?d been investing for two years and had done a whopping 2 deals.? We were wet behind the ears.? Problem was, Georgia REIA was the only investors group around and their meetings were an hour away.? With little choice, we formed a group of like-minded investors and the group quickly grew to about 50 folks.? We did the same thing again when we moved to Bartow County, Georgia.? About 15 people attended our first meeting in 2002.? By 2007, the group had grown to over 2,400 people.? So I say again, if there isn?t a group around you, start one!

(AP) ? The neighbor of a convicted felon who ambushed firefighters on Christmas Eve, killing two, bought the guns for him and lied to the seller, knowing that he wasn't allowed to have them, authorities said Friday.

William Spengler had picked out the semiautomatic rifle and shotgun used in the ambush and went to the sporting goods store with the neighbor when she bought them for him, U.S. Attorney William Hochul said.

The neighbor, Dawn Nguyen of Rochester, was arrested Friday. She faces a federal charge of knowingly making a false statement for signing a form indicating she would be the legal owner of the guns, Hochul said. She also was charged with a state count of filing a falsified business record, State Police Senior Investigator James Newell said.

Shortly before her arrest, Nguyen told The Associated Press that she didn't want to talk about Spengler. A number listed in the name of her lawyer, David Palmiere, was disconnected.

The charges stem from the purchase of an AR-15 semiautomatic rifle and a 12-gauge shotgun that Spengler had with him Monday when firefighters Michael Chiapperini and Tomasz Kaczowka were gunned down. Three other people were wounded before the 62-year-old Spengler killed himself. He also had a .38-caliber revolver, but Nguyen is not connected to that gun, Newell said.

Police used the serial numbers on the rifle and shotgun, which were purchased on June 6, 2010, to trace them to Nguyen, Hochul said.

"She told the seller of these guns, Gander Mountain in Henrietta, N.Y., that she was to be the true owner and buyer of the guns instead of William Spengler," he said. "It is absolutely against federal law to provide any materially false information related to the acquisition of firearms."

"It is sometimes referred to acting as a straw purchaser and that is exactly what today's complaint alleges," he said.

The federal charges carry a maximum penalty of ten years imprisonment, a fine of $250,000 or both.

During an interview late on Christmas Eve, Nguyen told police she had bought the guns for personal protection and that they were stolen from her vehicle, though she never reported the guns stolen.

The day after the shootings, Nguyen texted an off-duty Monroe County Sheriff's deputy with references to the killings. She later called the deputy and admitted she bought the guns for Spengler, police said.

That information was consistent with a suicide note found near Spengler's body after he killed himself.

Nguyen and her mother, Dawn Welsher, lived next door to Spengler in 2008. On Wednesday and again on Friday, she answered her cellphone and said she didn't want to discuss Spengler. Her brother, Steven Nguyen, told the Democrat and Chronicle newspaper of Rochester that Spengler stole the guns from Dawn Nguyen.

Spengler set a car on fire and touched off an inferno in his Webster home on a strip of land along the Lake Ontario shore, took up a sniper's position and opened fire on the first firefighters to arrive at about 5:30 a.m. on Christmas Eve, authorities said. He wounded two other firefighters and an off-duty police officer who was on his way to work.

A Webster police officer who had accompanied the firefighters shot back at Spengler with a rifle in a brief exchange of gunfire before the gunman killed himself.

Spengler spent 17 years in prison for killing his grandmother in 1980. He had been released from parole in 2006 on the manslaughter conviction, and authorities said they had had no encounters with him since.

Investigators still haven't released the identity of remains found in Spengler's burned house. They have said they believe the remains are those of his 67-year-old sister, Cheryl Spengler, who also lived in the house near Rochester and has been unaccounted for since the killings. The Spengler siblings had lived in the home with their mother, Arline Spengler, who died in October. In all, seven houses were destroyed by the flames.

Investigators found a rambling, typed letter laying out Spengler's intention to destroy his neighborhood and "do what I like doing best, killing people."

Spain doctors end strike over hospital privatization

MADRID (Reuters) - Doctors in Spain's Madrid region called off a strike on Friday after failing to halt plans to privatize six hospitals and dozens of clinics.

The Madrid regional government aims to save 200 million euros ($265 million) by putting the hospitals and clinics under private management. The region's elected assembly approved the plan on Thursday.

Spain has implemented tough austerity measures this year to help it reach a European Union-agreed budget deficit target and stave off a bailout. The country's 17 autonomous regions control their own spending on healthcare and education.

The strike lasted for five weeks, during which doctors only saw patients on Fridays. Rallies organized by healthcare unions in the capital drew thousands of doctors and their supporters.

Emergency services were not affected.

"We went on strike because we want to stop the new ... plan and that has not changed," said Belen Padilla from one union, the Association of Madrid Doctors and Specialists.

An Explanation For Instagram's Drop - Business Insider

Instagram CEO Kevin Systrom has some explaining to do.

A report that Instagram's user numbers were plummeting spooked Facebook investors so badly that the stock dropped 3 percent this morning.

The only problem: The numbers?or rather, the ways in which the New York Post and others interpreted them?were bogus.

So how did this happen, and what do we actually know about Instagram's usage?

It's a vital question, because Facebook's acquisition of Instagram has been seen as a major victory, keeping Twitter and other competitors from grabbing an incredibly fast-growing photo-based social network. Instagram now has substantially more mobile usage than Twitter.

But Instagram's now seen as vulnerable after a badly handled rollout of new terms of service which scared users into thinking Instagram was going to use their photos in advertisements. Flickr and Twitter's rollout of new mobile photo-sharing features seemed opportunely timed to take advantage of the fuss.

So the narrative that Instagram had taken a big hit felt intuitively appealing.

This much everyone agrees on: An app activity-counting service, AppData, run by Inside Network, showed a sudden, marked drop in Instagram users connected to Facebook around Christmas.

That's not all Instagram users?just the ones who have linked their Instagram and Facebook accounts and actively connect the two by logging in, sharing photos or likes from Instagram to Facebook, or other actions that bridge the app and the social network.

AppData tracks activity on a daily, weekly, and monthly basis. On a monthly basis, Instagram has grown 15 percent from Thanksgiving, when it had 38 million monthly active users who posted a record-setting 10 million photos. It now has 43 million monthly active users connected to Facebook.

AppData's weekly numbers are steadily up, too. They grew by 2.3 million users to 29.4 million in seven days.

Those are not numbers you'd associate with a troubled app.

It's only in the daily numbers where we see a drop, from 15.9 million to 12.4 million users.

If you're familiar with AppData numbers, you know that they occasionally show short-term glitches, which the service ascribes to changes in how Facebook reports the underlying app-usage numbers it relies on. These usually work themselves out over time as Facebook improves how it reports app activity, but they bedevil app developers, especially social game makers, for whom AppData numbers constitute something like TV's Nielsen ratings.

On December 21, Instagram released new versions of its app for iOS and Android.

Around the holidays, of course, a lot of people got new smartphones and tablets, with new operating systems.

In its latest version for iPhones and iPads, Instagram introduced support for a new feature built into Apple's mobile operating system that connects apps to Facebook. Facebook-connected apps worked on iPhones before, but the new OS feature makes things a lot smoother.

This is just a theory, but what if that direct, OS-level connection changed the way Instagram's app interacts with Facebook in a way that causes less apparent activity on the service?

One other explanation: Instagram made some change to the app that upset a lot of real users, who tend to care about things like how the app works and how their pictures look much more than they do about poorly worded legalese.

Either of those theories strikes us as more plausible than 25 percent of Instagram's user base abandoning it overnight even as it adds millions of new users at breakneck speed.

We asked Facebook and Inside Network, the operator of the AppData service, for comment on our theories, but haven't heard back yet.
