Start shopping now! Buying a car might take several days to find the?car with the color, options and price that you want. Finding the right house can take several months to find "your" house. A house is a major purchase and I'm sure that there are amenities that you are looking for. Start shopping now to at least get familiar with the market prices in your area. Many sellers hold off until spring to list their house, so there might not be much inventory right now. Get your moregage pre-approval so you know how much house you can afford.

Once you find a house, it might take a week or so to negotiate the price and terms. Then it can take 4 to 6 weeks for the mortgage process ... appraisal, survey, inspections and such. And like Dawgs says, your agent can put in a closing date that is 60 days out ... all part of the negotiation process. Be sure to check with your lender to see how far out you can put the closing without your interest rates changing.
